What is a Commercial EPC?
A Commercial Energy Performance Certificate (EPC) shows how energy efficient a non-domestic building is. It rates performance from A (most efficient) to G (least efficient) and is a legal requirement whenever a commercial property is sold, let or newly built in the UK. The certificate is produced by an accredited Non-Domestic Energy Assessor (NDEA) using official SBEM software to model how the building uses energy.
During the assessment, the assessor records details about construction, heating, cooling, lighting and ventilation. The software then calculates a rating and produces a short report suggesting ways to improve efficiency or cut running costs. These recommendations aren’t mandatory, but they can help reduce bills and support sustainability targets. Once complete, the certificate is lodged on the national EPC Register and stays valid for ten years.
In simple terms, a Commercial EPC gives anyone buying or renting a property a quick snapshot of its energy performance.
