What is an SBEM assessment?
An SBEM assessment (Simplified Building Energy Model), is the calculation method used to measure how energy efficient a non-domestic building is. It’s the backbone of every Commercial Energy Performance Certificate (EPC). Accredited assessors use specialist software to model the building’s construction, layout and services, then estimate how much energy it would use under normal conditions.
The model considers everything that affects efficiency, from the fabric of the building to heating, cooling, lighting and ventilation. It works to standard assumptions so that properties can be compared fairly across the country. Once all the data is entered, the software produces an energy rating and a recommendations report, which together form the Commercial EPC.
While you’ll never see the full SBEM model yourself, it’s what gives your certificate its accuracy and credibility. The assessment ensures that every assessment follows the same approved Commercial EPC methodology, no matter who carries it out.
