When should I renew my Commercial EPC?

You only need to renew a Commercial Energy Performance Certificate (EPC) when it expires, which happens ten years after it was issued. As long as your certificate is still in date, you’re compliant, even if you’ve made upgrades or changes to the building. The regulations simply require that a valid EPC exists whenever a property is marketed for sale or lease.

That said, many owners choose to renew early if improvements have been made that could increase the rating. A higher score can make the property more attractive to tenants or buyers and helps demonstrate commitment to efficiency and sustainability. It’s also a good idea to renew in advance if your current certificate is close to expiry and you expect to market the property soon.

Renewing is straightforward: an accredited Commercial EPC assessor revisits the building, updates the data and issues a fresh certificate. The new document replaces the old one on the national EPC register.
