How It Works

A transparent, professional process from quote to certificate

A Commercial Energy Performance Certificate (EPC) is a legal requirement for most non-domestic properties in England and Wales when being sold, rented, or constructed. The assessment must be carried out by an accredited Non-Domestic Energy Assessor (NDEA) and lodged on the official government EPC Register.

At truEPC, we've streamlined the entire commercial EPC process to make it fast, transparent, and hassle-free. From instant online quotes to certificate delivery, here's exactly what happens when you book with us.

  1. Step 1: Get Your Instant Commercial EPC Quote

Our online commercial EPC quote system provides transparent, fixed-price quotes in under 60 seconds. Simply enter your property postcode and total floor area, and our automated system calculates your quote based on:

    • Building size and floor area band
    • Geographic location (London and surrounding areas may incur additional travel costs)
    • Property complexity (high density of rooms or Level 4 requirements)

Once you've received your quote, you can book immediately with secure online payment. Choose to pay a 50% deposit or 100% upfront. Either way, your booking is confirmed instantly with email confirmation sent to you within minutes.

⏱️ Instant online quote • No obligation • Fixed pricing
  2. Step 2: On-Site Energy Assessment

A qualified Non-Domestic Energy Assessor from our team will visit your commercial property at a time that suits you. We work flexibly around your business hours to minimise disruption to your operations.

During the site survey, our assessor will:

    • Measure and verify the building's floor area and dimensions
    • Record construction details (wall types, insulation, glazing, roof construction)
    • Assess heating systems (boilers, radiators, controls, and distribution)
    • Evaluate cooling and air conditioning systems (if present)
    • Document lighting types, controls, and efficiency
    • Inspect ventilation systems and renewable energy installations
    • Photograph key building services and equipment

Most commercial EPC surveys take between 30 minutes and 2 hours, depending on the size and complexity of your building. For larger properties or those with complex HVAC systems, the assessment may take longer to ensure accuracy.

  3. Step 3: Energy Modelling, Certification & Delivery

After the site visit, our assessors process your building data using government-approved Simplified Building Energy Model (SBEM) software. This sophisticated energy modelling system calculates your property's energy performance rating based on:

    • Building fabric efficiency (walls, roof, windows, floors)
    • Heating, ventilation, and air conditioning (HVAC) systems efficiency
    • Lighting efficiency and controls
    • Renewable energy contributions (solar, heat pumps, etc.)
    • Hot water systems and distribution

    What you receive:

    • Energy Performance Certificate — showing your building's energy rating (A–G scale)
    • Recommendations Report — practical advice on improving energy efficiency
    • Official EPC Register entry — your certificate is lodged on the government database

Both documents are emailed to you within 1–3 working days of the site survey. Your commercial EPC certificate remains valid for 10 years (unless the building undergoes major refurbishment or changes of use).

If you paid a deposit, we'll send a final invoice for the remaining balance before uploading your certificate to the register. Once full payment is received, your EPC becomes immediately available for marketing, leasing, or sale purposes.
